Define Demolition Scope and Budget

Often on large construction and renovation projects, the demolition portion of the Scope of Work is vague or poorly defined. It’s not uncommon to see a boxed-out area on drawings with only a few details or general notes. These demolition unknowns often result in unforeseen extras, delays, and budget overruns. Here are some ways to improve your scope of work. 

* Depending on the project size, you may want to engage an experienced demolition contractor for assistance with preconstruction. This is often the best return on investment.

* Ensure that structural elements, utilities, plumbing, mechanical equipment, etc., that must remain for reuse are specified in the scope to avoid bearing the cost of putting them back. 

* Identify any assets that can be recovered for resale to offset project costs. 

* Make sure all hazardous materials have been identified early on before the project begins. The discovery of unexpected hazards can be a showstopper. 

* Demolition contractors should be vetted to ensure they can roll with the punches and adapt to unexpected problems efficiently. 

* Determine the most cost-effective and efficient demolition schedule for the specific project. This could mean five 8-hour days, four 10-hour days, overnight shifts, etc. 

* If the building or nearby areas are occupied, you may need to account for dust, noise, and vibration in your project schedule.

* Environmental controls like temporary airlocks, sticky mats, exhaust fans, etc., may be required if demolition is to take place in a sensitive facility such as healthcare or clean manufacturing.
